Renting a luxury tower shouldn't take 30 browser tabs

Portals hide the floor

A listing shows a starting price. The same floorplan can cost far more on floor 22 with a lake view than on floor 10. Portals rarely say which.

Specials with fine print

A headline of 8 weeks free can cover one floor plan or one lease length. We read the fine print on each special before you tour.

Concessions that expire

An offer of 10 weeks free in October can drop to 4 by January. That gap can add up to thousands over a 12 month lease.

Your decision comes down to block, floor and window direction

Austin's downtown added a wave of residential towers between 2020 and 2025. Most of that growth landed in a walkable pocket between Congress Avenue and Rainey Street. Lady Bird Lake sits to the south and the Texas State Capitol to the north.

A locator covering 500 communities can't tell you what a lake view costs at Paseo, and we can. The same floorplan runs far more on the 22nd floor facing the lake than on the 10th facing the Rainey Street bars. We price every available home in every tower, floor by floor, and keep notes on each building. Our notes cover which managers answer maintenance the same day and which garage charges $250 for a reserved space. They cover which special ends at month end, and which towers take a deposit alternative.

Pricing by floor

Rents shift by floor, exposure and view. At Northshore a 1BR on 8 and a penthouse on 38 sit at opposite ends of the price range. We compare like for like.

Live concessions

6 to 10 weeks free is typical, and up to 12 at towers still leasing up (our October 2026 price checks). Offers shift monthly, so we recheck before you tour.

Management track record

Greystar, Hanover, RPM Living, Kairoi, Gables and private managers. We track who answers the same day and who takes a week.

Every home priced

We pull each tower’s available homes daily, so you see the price by floor and lease length, not one starting price.

What Your Shortlist Looks Like

Two real homes that were open on our October 26, 2026 price check, with the tradeoffs we'd walk you through. Rents and specials move every day, so each building page has today's.

Sample shortlist: moving for work, downtown or Rainey Street

1 bedroom · budget $3,000 to $3,500 a month · moving within 30 days.

Option A

Paseo · Home 4109, floor 41

1 bedroom (plan The Congress) · 641 sq ft · faces north to the downtown skyline

Rent and special todayOn the Paseo page

Why we'd show itThe north side looks up Rainey Street to the skyline. It stays off the east side, which takes the street's late night bar noise.

The tradeoffFixed fees add $262.45 a month (Google Fiber internet, the amenity fee, boiler, pest control and trash). An unreserved garage space is $150 more.

Option B

The Residences at ATX Tower · Home 5301, floor 53

1 bedroom (plan A05) · 708 sq ft · faces west over Republic Square Park

Rent and special todayOn the ATX Tower page

Why we'd show itHomes start on floor 22, so every one clears the street. This one looks west over Republic Square Park, the same side as the pool deck.

The tradeoffWest windows take the summer afternoon sun. Fixed fees add $214.15 a month (cable and internet, the amenity fee, trash and pest control).

On that check, both towers offered free weeks on only some homes, so we ask which homes qualify before you tour. See how net effective rent works.

Austin apartment locator questions, answered

Is your apartment locating service really free?

Yes. Renters pay $0. When you lease at a participating community and list us as your locator, the community pays Spirit Real Estate Group a referral fee. Your rent and lease terms are the same as if you walked in yourself. We ask the building to waive the admin fee too. Once you’re approved, we reimburse the application fee for each applicant on the lease when you list us as your locator.

How does the process work?

You share your move date, bedrooms, budget and district preference. We send 3 to 5 matched buildings with prices by floor and live specials. Then we schedule tours, help you apply where you fit and coordinate move in. One contact handles every step.

What happens after I reach out?

When you text us, one of us answers. Matches arrive after we check current availability, and same day tours happen when the building allows.

Why use a locator instead of Zillow or Apartments.com?

Portals show 50 results and say nothing about any of them. We've toured all 24 towers and track prices by floor, view direction, management responsiveness and concessions that change monthly. We see homes on upper floors that often never hit the portals.

Which buildings and areas do you cover?

24 luxury high rises in five districts: Rainey Street & Lady Bird Lake, Congress Avenue & Republic Square, West Downtown & Seaholm and East Downtown & Brazos. A few towers sit beyond downtown, such as The Bowen and Solaris House, plus Berkshire RiverView in East Riverside. High rise means 10 or more stories. Every tower we cover has 11 or more floors.

How much free rent are Austin high rises offering?

6 to 10 weeks free is typical, and up to 12 weeks at new towers still leasing up (our October 2026 price checks). Offers shift monthly. A building at 10 weeks in October may drop to 4 by January, so we recheck what's live before you tour.

Can I skip the security deposit?

Often, yes. Some Austin towers accept at least one deposit alternative: Jetty, Obligo, TheGuarantors or Rhino. We track which programs each building takes.

Can I sign a lease before I move to Austin?

Yes. We run video tours of the actual unit, verify floor and view, handle remote applications and confirm concessions in writing. We do this often for renters relocating on a 2 to 3 week deadline.

What do Austin penthouses rent for?

Penthouse rents start around $10,000 a month and climb with floor, size and view. Paseo (80 Rainey St) and The Modern Austin Residences hold some of the largest. Each tower's page shows today's rents, and units on upper floors at new towers are often unlisted.

How far ahead should I start looking?

Start 30 to 60 days before your move date. Relocators on a 2 to 3 week deadline can often still sign in time, and towers still preleasing can be reserved 60+ days out.
